First, the building is already demised into two units, such that the space has optionality should the building require releasing. Simultaneously, there is a credit tenant in the building with a lease that provided steady, attractive cash flow from day one. Their lease has built in increases over time, and should the property become vacant in the future, the market price per square foot is 10-20% above our acquisition price.
